Eight Easy Steps to Help Sell Your Home

In a slow property market, selling your home can depend on the details. Little things can make a big difference. Taking care of some simple DIY jobs on your property can attract prospective buyers because it knocks a few items off their own To Do list.
- Concentrate on the exterior of your home. Paint your front door, tidy up the garden, buy some potted plants, and see to any lose pipes or wires. If the exterior of your home doesn't look appealing, buyers may not get as far as the interior.
- Outdoor or landscape lighting can significantly improve the exterior look of your home, especially in winter. Use landscape lighting to accentuate the best features of your home's exterior, such as an attractive tree. Outdoor lighting that illuminates the doorway and/or pathway can make your home appear more inviting.
- Continuing the theme of creating a strong first impression, consider what prospective buyers see when they first enter your home. Clean the place up, freshen up the paintwork, and clean the windows. Clear away all the clutter and move out big pieces of furniture that make the space in your home appear smaller.
- Electrical wiring problems are a big turn-off for buyers who worry that they may have to carry out expensive and disruptive rewiring work. If your home wiring is showing signs of aging, get an electrician in to re-wire and modernize it. New electrical outlets let prospective buyers know that you have taken care of the wiring.
- Buyers who are of two minds about your property could have their decision swayed by details such as the convenience of having electrical outlets in the right places. If you are going to rewire the property, it is worth having additional electrical outlets installed at convenient locations. 3-way switches and dimmer switches can likewise add to the appeal of your home.
- Home lighting is important. Replace any blown bulbs, turn on the lights, and open the blinds or drapes--gloomy, dimly lit rooms can turn prospective buyers away.
- If your kitchen or bathroom is old and tatty, you might have to replace it entirely if you really want to sell your property. Do it cheaply (but not so cheaply that it shows) and you could make your money back by achieving the price you want for your property.
- If your kitchen or bathroom is basically in good condition, make it more attractive by replacing the old plumbing fixtures with shiny new ones and adding new accessories such as fluffy towels and a new shower curtain.
You can complete these relatively minor DIY tasks fairly cheaply and it could make the difference between selling your home and not selling it. And, it may even help you to avoid lowering your asking price.
